All development and construction projects begin with Ownership’s decision to assemble a team of experts for design determination, cost estimates, and a preliminary schedule.

Coordinate all design meetings with consultants
Coordinate Civil, Architectural, and Landscape designs
Create a Direct Cost (hard cost budget)
Create an Indirect Cost (soft cost budget)
Solicit and qualify General Contractors
Review General Contractor Bids and advise Ownership of most qualified regarding price and ability to do the job.

Pre-Construction Process

This vital phase in the development/construction process involves the selection and management of design and engineering professionals whose responsibilities must include schedule compliance and coordination to develop sets of plans for submittal to public agencies, utilities, and to subcontractors and suppliers for preliminary budget pricing. During the Design Development phase, the project plans can be reviewed by subcontractors, product suppliers, and general contractors to Value Engineer if needed, and achieve favorable pricing through negotiation and/or a competitive bid scenario if needed.
