Project Feasibility & Entitlements

All development and construction projects begin with Ownership’s decision to assemble a team of experts for design determination, cost estimates, and a preliminary schedule.


  1. Coordinate all design meetings with consultants
  2. Coordinate Civil, Architectural, and Landscape designs
  3. Create a Direct Cost (hard cost budget)
  4. Create an Indirect Cost (soft cost budget)
  5. Solicit and qualify General Contractors
  6. Review General Contractor Bids and advise Ownership of most qualified regarding price and ability to do the job.

Design Development Process

Once the design professionals are selected, their various disciplines must be coordinated to produce drawings that are suitable for submission to the public agencies.


  1. Provide client with qualified consultants to design their project
  2. Assist in the project design process with consultant team to ensure maximum distribution efficiency.
  3. Assist ownership in compliance with all agency design requirements

Pre-Construction Process

This vital phase in the development/construction process involves the selection and management of design and engineering professionals whose responsibilities must include schedule compliance and coordination to develop sets of plans for submittal to public agencies, utilities, and to subcontractors and suppliers for preliminary budget pricing. During the Design Development phase, the project plans can be reviewed by subcontractors, product suppliers, and general contractors to Value Engineer if needed, and achieve favorable pricing through negotiation and/or a competitive bid scenario if needed.

Construction

Alliance Construction & Development is licensed in Nevada (#0052682)General Engineering & Building, (AB-Unlimited) to perform Construction Management as Owner’s Agent or Owner Representative for a negotiable percentage of construction costs, or a monthly fee depending on the Services selected by Owner/Client.

Project Completion & Close-Out

These tasks would depend upon the Owner’s decision prior to construction, whether to contract with a General Contractor or Construction Manager with Alliance providing oversight.
